A 50% deposit is required to confirm a booking. The balance is payable prior to or at occupation.


Cancellation policy: The deposit of 50% is non refundable (except by special consent and at the sole discretion of The Bird Hide). 


We reserve the right to change the room rate at any time and without notice. However the rate will not change once the 50% deposit has been received by The Bird Hide. 


Payment should be made by EFT or agreed on alternative. 

If there are any changes to confirmed arrangements by The Bird Hide Self-catering Accommodation due to reasons beyond our control we will advise you at the earliest possible date. If for any reason, we are unable to provide you with the accommodation you have booked, we will refund the amount paid to us, but we will not be liable for any charges for travel arrangements or any other consequential losses which may arise.

Check-in and check-out

Check-in times are between 2:00 pm and 6:00 pm. Late arrivals can be accommodated only with prior arrangement.

Check-out: before 10:00 am on the day of departure. (but talk to us for special arrangements) (also see our rates page for mid week and weekend deals with flexible timing) 



Please abide by: No smoking in the The Bird Hide. Extreme caution should be taken regarding smoking and braai fires as grassland is a fire hazard; no pets are allowed on the property and guests should understand that parties or undue noise are not acceptable.

Number of Occupants

A maximum of 4 occupants, 2 adults and 2 extras over 8 years old. Only the number of occupants reflected on the reservation document will be allowed. Should the manager find more occupants than those reflected in the document, the manager may, at his sole discretion, ask the guests to vacate the property. In this event, no refunds will be considered. No camping is permitted on the property grounds.


The owners of the property do not accept any liability for loss of, or damage to, any valuables or property belonging to guests or their visitors. It is the sole responsibility of all guests to make arrangements for adequate insurance coverage on all valuable items prior to arrival at The Bird Hide. This includes, but is not limited to, photographic equipment, laptops or other electronic devices, jewellery, cash and vehicles.

General Indemnity

Whilst the property owners have taken every care to ensure the safety of guests and their possessions, The Bird Hide or the property owners do not accept any liability in the event that any loss or damage to property, no matter what the cause, is experienced by a guest, or visitors of a guest, whilst enjoying our accommodation.

The Bird Hide management and the property owners cannot be held responsible for any personal injury, of whatever nature, sustained by a guest or guests’ visitors; whether such injuries were sustained by:

  • Negligence or wrongful act of the owner

  • Negligence or wrongful act  of anyone employed by the owner or any other person on the premises

  • defective functioning of any apparatus or appliance of the owner/management.

NB There is un-fenced open water on the property. It is the sole responsibility of the client to ensure the safety of their children or visitors children or handicapped persons.  

Loss or Damage

Should The Bird Hide Self-catering Accommodation or the property owners suffer any loss or damage as a result of an act or omission by a guest or visitor of a guest, the guest will remain liable for full reimbursement of such loss or damage incurred and will be billed accordingly.

Right of Admission Reserved

The Bird Hide Self-catering Accommodation and the property owners reserve the right to limit admission and accept no liability for any loss or damage that may result from the legal and reasonable exercising of such rights. Should we at any time need to exercise this right, no reimbursements or refunds will be made in this regard.

The guest signing the registration document is responsible for the correct and decent behaviour of his/her party. Should the guest and his/her party behave in such a manner that is not unacceptable, the management may ask the guest and his/her party to vacate the property.

Damage to Property

Guests will be held liable for all costs related to the replacement of any items damaged by the guests or their visitors.  An inspection will be held after guests have vacated the accommodation and will be advised of any losses or damages identified.

Terms and Conditions are accepted and binding when you take possession of the keys.
